> The ADR calculator works out a hotel's or short-term rental's average daily rate – room revenue divided by rooms sold – plus occupancy and RevPAR (revenue per available room).

## Inputs

- Rooms revenue earned
- Number of rooms sold (room-nights)
- Rooms available (room-nights)

## Results

- Average daily rate (ADR)
- Occupancy rate
- RevPAR

## Formula

```
ADR = rooms revenue ÷ rooms sold
Occupancy = rooms sold ÷ rooms available
RevPAR = rooms revenue ÷ rooms available = ADR × occupancy
```

## Explanation

ADR, occupancy and RevPAR are the three core hotel metrics. Raising prices lifts ADR but can cut occupancy; RevPAR shows which effect wins.

### How to use the ADR Calculator – Average Daily Rate

- **Rooms revenue earned**
- **Number of rooms sold (room-nights)**
- **Rooms available (room-nights)**

Results update as you type, and every field accepts the units shown in its menu.

### How it works

Enter the rooms revenue for the period, the number of room-nights sold and the number available.

### Tips

- Get a written loan estimate and compare the APR, not just the interest rate.
- Include property tax, insurance, HOA fees and maintenance in your monthly budget.
- A larger down payment lowers the payment and can remove mortgage insurance.
- Rates change daily – use a current quote for the most accurate result.

### Common mistakes to avoid

- Looking only at the monthly payment instead of the total cost of the loan.
- Forgetting closing costs and fees.
- Assuming home prices always rise.

### What each result means

- **Average daily rate (ADR)** = [Rooms revenue earned]÷[Number of rooms sold (room-nights)]
- **Occupancy rate** = [Number of rooms sold (room-nights)]÷[Rooms available (room-nights)]×100
- **RevPAR** = [Rooms revenue earned]÷[Rooms available (room-nights)]

### Example values

How the main result changes when **Rooms revenue earned** changes and everything else stays at the example values above:
