> The occupancy rate calculator works out the percentage of available rooms or units that are occupied over a period – for hotels, short-term rentals or apartments – and the resulting revenue and RevPAR.

## Inputs

- Period (days)
- Rooms occupied per day (average)
- Rooms in maintenance or unavailable
- Total rooms
- Average daily rate

## Results

- Available room-nights
- Occupancy rate
- Room revenue
- RevPAR

## Formula

```
Available room-nights = (total rooms − rooms unavailable) × days
Occupancy = occupied room-nights ÷ available room-nights × 100
RevPAR = room revenue ÷ available room-nights
```

## Explanation

Occupancy is the share of capacity actually sold. Hotels in the U.S. average about 63–65%; rooms out of service for maintenance are usually excluded from the available count.

### How to use the Occupancy Rate Calculator

- **Period**
- **Rooms occupied per day (average)**
- **Rooms in maintenance or unavailable**
- **Total rooms**
- **Average daily rate**

Results update as you type, and every field accepts the units shown in its menu.

### How it works

Enter the period in days, rooms occupied per day on average, rooms unavailable, total rooms and the average daily rate.

### Tips

- Get a written loan estimate and compare the APR, not just the interest rate.
- Include property tax, insurance, HOA fees and maintenance in your monthly budget.
- A larger down payment lowers the payment and can remove mortgage insurance.
- Rates change daily – use a current quote for the most accurate result.

### Common mistakes to avoid

- Looking only at the monthly payment instead of the total cost of the loan.
- Forgetting closing costs and fees.
- Assuming home prices always rise.

### What each result means

- **Available room-nights** = ([Total rooms] - [Rooms in maintenance or unavailable])×[Period]
- **Occupancy rate** = [Rooms occupied per day (average)]×[Period]÷[Available room-nights]×100
- **Room revenue** = [Rooms occupied per day (average)]×[Period]×[Average daily rate]
- **RevPAR** = [Room revenue]÷[Available room-nights]
