> The real estate commission calculator works out the total commission on a home sale, how it splits between the listing and buyer's agents, and how much the seller nets after commission, other selling costs and paying off the mortgage.

## Inputs

- Sale price
- Total commission rate (%)
- Listing agent share (%)
- Other selling costs (title, transfer tax, repairs)
- Mortgage payoff

## Results

- Total commission
- Listing agent commission
- Buyer's agent commission
- Seller's net proceeds
- Total selling costs as a share of price

## Formula

```
Total commission = sale price × commission rate
Listing agent share = total × listing share
Seller net proceeds = sale price − commission − other costs − mortgage payoff
```

## Explanation

Since the 2024 NAR settlement, sellers are no longer required to offer buyer's agent compensation through the MLS, and commissions are more openly negotiable. Total commissions of 5–6% have been typical.

### How to use the Real Estate Commission Calculator

- **Sale price**
- **Total commission rate**
- **Listing agent share**
- **Other selling costs (title, transfer tax, repairs)**
- **Mortgage payoff**

Results update as you type, and every field accepts the units shown in its menu.

### How it works

Enter the sale price, the total commission rate, the listing agent's share, other selling costs and the mortgage payoff.

### Tips

- Get a written loan estimate and compare the APR, not just the interest rate.
- Include property tax, insurance, HOA fees and maintenance in your monthly budget.
- A larger down payment lowers the payment and can remove mortgage insurance.
- Rates change daily – use a current quote for the most accurate result.

### Common mistakes to avoid

- Looking only at the monthly payment instead of the total cost of the loan.
- Forgetting closing costs and fees.
- Assuming home prices always rise.

- **Listing agent commission** = [Total commission]×[Listing agent share]÷100
- **Buyer's agent commission** = [Total commission] - [Listing agent commission]
- **Seller's net proceeds** = [Sale price] - [Total commission] - [Other selling costs (title, transfer tax, repairs)] - [Mortgage payoff]
- **Total selling costs as a share of price** = ([Total commission] + [Other selling costs (title, transfer tax, repairs)])÷[Sale price]×100
